Demolition Quotes & House Demolition Costs: 9 Questions Answered

Planning house demolition in Melbourne? Our answer starts with the property, not a made-up price range. NextSite Demolition is licensed and insured for demolition and asbestos removal, and our own team carries out the work. These nine answers help you prepare a free, no-obligation demolition quote enquiry.

How much does it cost to demolish a house in Melbourne?

There is no dependable price for every house. Floor area, construction, height, access, asbestos, concrete and waste volumes all change the house demolition cost. A headline internet estimate may omit approvals, service abolishment or buried structures.

For a NextSite demolition quote, send the address, building type, what must be removed and retained, access details and any existing reports. Photos taken safely from accessible areas help us understand the scope; the written quote should identify inclusions, exclusions and any allowances.

What factors increase the cost of a demolition quote?

Restricted access, party walls, multi-storey structures, heavy slabs, deep footings, retained trees, occupied neighbouring premises and asbestos can require extra labour, equipment or controls. Traffic management, approval conditions and difficult waste classification can also affect cost.

Tell our team about these constraints before pricing. Ask which items have been assessed and which remain uncertain so a cheaper initial figure does not hide a different scope.

Is an asbestos audit included in a demolition quote or charged separately?

Do not assume it is included. An asbestos inspection, laboratory testing, a commercial asbestos register and licensed asbestos removal are different tasks. Existing reports may be useful but may not cover inaccessible areas or the planned demolition.

Ask NextSite to confirm whether assessment and testing are included, separately priced or still required, and which confirmed removal and clearance work the quote covers. An asbestos removal cost cannot be established reliably from building age or photographs alone.

Do quotes include tipping fees, EPA waste levies and council permit fees?

Only the written inclusions settle this. Disposal costs may incorporate facility charges and applicable landfill levies; council consents, building-surveyor fees, asset-protection bonds and utility-provider charges are separate potential items.

Ask for disposal, transport, approvals and clean-up responsibilities to be identified, and confirm whether the total includes GST. A refundable council bond is not the same as a non-refundable fee, and a general ‘permits included’ statement should specify which permits and who pays each charge.

How long is a written demolition quote valid in Victoria?

Use the expiry date and conditions on your actual quote. There is no single quote-validity period we can promise for all demolition projects. Changes to scope, access, approval conditions or disposal costs may require review.

Ask our team to confirm the acceptance deadline, proposed start window and what happens if approvals or service abolishment take longer. Accepting a quote is not confirmation that the site is ready to demolish.

Can salvageable timber, bricks or scrap steel reduce the demolition price?

A salvage credit may be possible when materials can be recovered safely and have a realistic reuse or recycling value. Recovery labour, contamination, condition, market demand and access matter; not every old material has a positive net value.

Agree ownership and any credit in writing before work starts. Tell NextSite which fittings or materials you want to keep, rather than assuming they will be retained or counted against the demolition price.

What unexpected costs can arise after demolition starts?

Hidden footings, buried concrete, undocumented fill, old tanks, unexpected asbestos and contaminated soil can change the work. A visible inspection cannot guarantee that every below-ground or concealed condition is known.

Ask for the variation process, evidence required and approval responsibilities in the contract. If a hazardous material is discovered, the affected work needs to stop and be reassessed rather than continuing to meet the original budget.

Is a fixed-price demolition contract safer than an hourly or day-rate arrangement?

A well-defined fixed price makes an agreed scope easier to budget for, but is not automatically safer or immune from variations. A vague fixed price with broad exclusions can leave more uncertainty than a clearly documented alternative.

Compare scope, risk allocation, allowances, exclusions and variation terms—not just the pricing label. If day rates are proposed, ask about equipment, transport, disposal, minimum charges and how progress and total cost will be reported.

How does partial demolition or an internal strip out compare with full demolition costs?

Removing less of a building does not automatically cost proportionately less. Partial demolition and strip outs can require careful separation, temporary support, hand work and protection of occupied or retained areas.

Provide plans showing exactly what stays and goes. NextSite can assess the demolition scope, but engineering, service isolation and landlord or surveyor requirements must also be resolved before comparing prices.
