Do I need a council permit?
In Victoria, demolishing a building generally requires a building permit from a registered building surveyor, and many councils also require Report and Consent under Section 29A of the Building Act before that permit can be issued. How long does a demolition take?
Once permits and service disconnections are done, a standard single-storey Melbourne home is usually knocked down and cleared in two to five working days. Asbestos removal, basements, tight access or a full slab-out and level finish extend that timeline. Disconnecting power, gas, water and telecommunications is normally the longest lead time, so start those applications early.
What happens to the waste?
Licensed contractors sort and recycle what they can — concrete, brick and steel are commonly crushed or reprocessed — and dispose of the remainder at facilities that accept construction and demolition waste. Asbestos must go to an EPA Victoria approved site with documentation, which is one reason quotes with and without asbestos differ so much.
How do I compare quotes fairly?
Check that each quote covers the same scope: slab removal, asbestos, tree and fence removal, temporary fencing, traffic management, tipping fees and site levelling. A lower headline price with those items excluded often ends up costing more than a complete fixed-price quote. Confirm licensing, public liability insurance and WorkSafe compliance before signing anything.
