By NextSite Demolition
For commercial asbestos removal, start with the proposed works, the building’s asbestos information and who will remain on site. NextSite Demolition is licensed and insured for demolition and asbestos removal. We assess enquiries directly for our own work; the required removal scope and controls must be confirmed before dates or prices are agreed.
Share the register and the actual work area
Send any available asbestos register, survey, laboratory report and plans of the areas being refurbished or demolished. Flag inaccessible areas and differences between the plans and the building. A report about one roof sheet does not establish the condition or composition of every wall, floor and service enclosure.
WorkSafe’s guidance explains why asbestos should be identified before demolition or refurbishment and how registers need to reflect the proposed works. Let the assessment establish what may be disturbed rather than relying on the age or appearance of the building.
Plan around occupants and adjoining businesses
Tell us the building use, operating hours, tenant arrangements and access restrictions. Identify shared entries, delivery routes and areas that need to remain operational. Staging or after-hours work should be agreed in the written scope, not assumed to be available or permitted.
Ask how the work area will be separated, which services need to be made safe, and what conditions must be met before staff or other trades re-enter. The controls and any independent inspection or air monitoring depend on the material and work, so confirm what applies to your project.
Define the removal and handover scope
The quote should distinguish confirmed materials from suspected or inaccessible materials, state the affected areas and identify exclusions. Ask which notifications, inspections, clearance arrangements and records are included, and what happens if additional suspect material is found.
Ask for disposal records
EPA Victoria says commercial asbestos waste must go to a place authorised to receive it. Its disposal guidance tells businesses to use a licensed removalist that uses Waste Tracker, supplies a waste record and has the relevant transport permission. Ask which records will be supplied for your project and retain them with the property’s asbestos documentation.
Safe enquiry information
Provide the suburb, property use, affected areas, proposed work dates and available reports. Photos are useful only if they can be taken without entering restricted areas or disturbing material. Do not cut, drill, scrape or take your own sample to obtain a quote. Ask for a professional assessment if identification is uncertain.
