What Should a Melbourne Demolition Quote Include?

24 October 2026 · 5 min read

By NextSite Demolition

A demolition quote should describe both what is coming down and what will be left behind. Ask for a written scope with the price, inclusions, exclusions and treatment of unknown conditions. NextSite Demolition provides a free, no-obligation quote directly for work carried out by our team.

Structures and final levels

List the house or commercial building, outbuildings, paving, driveway, slab, footings, fences and vegetation separately. Mark anything to retain. Clarify whether the price includes full slab and footing removal, imported fill, levelling or only clearing loose debris. A cleared block is not automatically certified ready for a new building.

Asbestos and other unknown conditions

Ask whether the price includes assessment and removal of known asbestos, and how concealed or unconfirmed material is handled. The quote should state the agreed extent and any provisional allowance or exclusion. Ask how work stops for assessment and how a proposed variation is approved before additional work proceeds.

Approvals and service disconnections

Make clear who arranges the building permit, any planning approval, council consent, and service-provider work. City of Melbourne explains that Section 29A consent applies to specified demolition circumstances, including facade demolition or demolition exceeding the stated volume threshold. Your building surveyor and council must confirm the requirements for your own property.

Record responsibility for electricity, gas, water, sewer and telecommunications. Ask which written confirmations are required before demolition begins and whether any services are to be retained or relocated rather than abolished.

Access, protection and waste

The quote should account for truck and machinery access, neighbouring structures, public protection and any required road or footpath arrangements. WorkSafe’s demolition code addresses essential services, adjacent buildings, site security and hazardous materials: these are planning issues, not optional extras to ignore when pricing.

Ask which waste streams and disposal costs are included, whether any salvage credit is agreed, and what disposal or handover records you receive. Do not treat recycling or salvage savings as guaranteed before the materials and site are assessed.

Price, variations and handover

Confirm the total, whether GST is included, payment stages and the agreed mechanism for scope changes. Ask what happens if inaccessible footings, unexpected waste or additional suspect materials are found. Define the final inspection, site finish and documents required for handover to your builder.

For your free NextSite quote, send the suburb, property type, work required, approximate size, safe site photos and any plans or reports. We can then assess the scope with you.
