For commercial demolition in Melbourne and Victoria, scope, occupancy and documentation are central to the quote. NextSite is the demolition contractor, not a referral service. We assess the proposed work and confirm suitability and requirements for the specific project before making commitments.
What is involved in a commercial tenancy defit or make-good strip out?
A defit removes agreed tenancy elements such as partitions, ceilings, fittings or floor finishes; make-good obligations come from the lease and landlord's specification. Structural demolition, service alterations and reinstatement may not be included in a basic strip out.
Provide the landlord's scope, plans, access rules, asbestos information and retained-service requirements to NextSite. Confirm responsibility for electrical, fire, plumbing and other specialist work before pricing.
Can commercial demolition happen after hours or over weekends?
It may be possible where the site, approvals, noise restrictions, building management and agreed resources allow it. An after-hours commercial programme is not automatic, and emergency availability is not permission for unrestricted night demolition.
Ask NextSite to assess staging and occupancy requirements for the actual project. Our regular business hours remain Monday–Friday 8 am–5 pm and Saturday 9 am–3 pm; non-standard site arrangements must be specifically agreed and lawful.
How are lead paint, PCB equipment, mineral fibres and other hazardous materials handled?
A hazardous-materials survey can identify risks beyond asbestos. Lead coatings, possible PCB-containing electrical equipment, some insulation products and contaminated residues require material-specific assessment, worker controls and lawful waste classification.
Do not treat all hazards as asbestos or place unclassified material in ordinary demolition waste. Give NextSite existing surveys and registers so the appropriate specialist work and disposal responsibilities can be confirmed.
How is multi-storey commercial demolition managed near pedestrians?
The structure and surroundings determine engineering, demolition methodology, equipment, exclusion areas, temporary works and pedestrian or traffic controls. High-risk construction work requires appropriate safety planning; authorities may impose additional conditions.
Ask for a project-specific assessment of competence, required permissions and methodology. NextSite does not claim every high-rise or complex industrial job is suitable without reviewing its structure, hazards and access.
What disposal receipts and chain-of-custody records does NextSite provide?
Agree the project's required records in the written scope before work starts. Relevant records may include receiving-facility dockets, waste classification, applicable electronic waste-tracking records, asbestos clearance documentation and specialist reports.
Not every waste stream has the same legal tracking requirements, and a standard tipping receipt is not a universal compliance certificate. Tell NextSite your tender, auditor or landlord requirements so the documentation package and responsibilities can be confirmed rather than assumed.
