A smooth demolition comes down to preparation. Use this checklist to make sure nothing holds up your project once the machines arrive.
Paperwork
Check whether your property is affected by a heritage overlay through your council or the VicPlan property report. Obtain a demolition permit from a registered building surveyor. Ask your surveyor whether a Section 29A report and consent from council are required, and whether protection works notices are needed for neighbouring properties.
Services
Arrange for electricity, gas, water, sewer and telecommunications to be abolished or disconnected by the relevant providers. These requests can take several weeks, so start early. Keep written confirmation of each disconnection.
Asbestos
Homes built before 1990 should have an asbestos inspection before demolition. Any asbestos must be removed safely and in line with WorkSafe Victoria requirements before the building is demolished.
Site and neighbours
Remove personal belongings, decide whether you want to keep any trees, fittings or materials, and confirm driveway and street access for trucks and machinery. Let your neighbours know the expected dates — it goes a long way.
